Energy Efficiency Retrofit for ELBE Shopping Mall, Hamburg

Major Cooling System Retrofit with High-Efficiency Chillers

Asset & Context

With over 180 stores, the ELBE Shopping Mall is one of Hamburg’s leading retail destinations, known for its distinctive architecture, spacious atriums, and central rotunda.

As a large, continuously operated retail asset, cooling performance and operational reliability represent critical factors for tenant comfort, footfall, and long-term asset value.

During a major reconstruction phase in the mid-1990s, the asset owner faced the challenge of integrating an efficient cooling solution capable of meeting high and fluctuating cooling loads while ensuring long-term system stability and manageable operating costs.

Strategy & Execution

The project focused on an energy efficiency upgrade through the implementation of a high-efficiency chiller system, designed to meet the mall’s specific load profile and operational requirements.

The scope included detailed cooling system design, implementation planning, and full project management, complemented by on-site supervision to ensure correct installation, commissioning, and performance alignment.

The solution addressed excess cooling loads through system optimisation and modernisation, ensuring reliable operation under peak retail conditions while maintaining energy-efficient performance across varying demand levels.

Outcome & Value

The implemented chiller system delivers stable, efficient cooling performance for a high-occupancy retail environment, supporting tenant comfort and uninterrupted operations.

By combining robust system design with disciplined execution oversight, the project ensured long-term reliability, controlled operating costs, and enhanced resilience of a critical building service within a flagship retail asset.
