Europe’s largest EPC project delivering 17,000 t CO₂ reduction annually

Asset & Context

The project covered a nationwide portfolio of approximately 800 commercial properties in Germany, owned by Lorac S.à r.l. (Luxembourg) and primarily occupied by Deutsche Post AG.

As one of Europe’s largest corporate real estate portfolios, the buildings exhibited significant energy-saving potential but required a coordinated, scalable solution capable of delivering guaranteed results across diverse asset types.

For the main user, Deutsche Post AG, the strategic driver was the substantial reduction of CO₂ emissions as a core contribution to the company’s GoGreen initiative, alongside long-term energy cost reductions.

Strategy & Execution

The portfolio was addressed through a large-scale Energy Performance Contracting (EPC) approach, implemented by a contractor-led consortium under a unified technical and financial framework.

The engagement involved participation within the contractor’s project team during the development and implementation of the Lorac–Imtech Efficiency Project, covering energy efficiency measures across approximately 800 properties.

Key elements included energy audits, definition of DSM measures, portfolio-wide performance benchmarking, and structured implementation across multiple sites under a single contractual model.

The EPC framework ensured alignment between tenants, building owners, and the energy service company, supported by measurement, reporting & verification (MRV) to secure guaranteed performance outcomes.

Outcome & Value

With a total investment volume exceeding EUR 400 million, the project represents the largest energy efficiency and EPC programme in Germany and Europe.

The implemented measures deliver significant energy cost savings and achieve a CO₂ emissions reduction of approximately 17,000 tonnes per year.

The project was awarded the European Energy Service Award (EESA) 2012 in the category “Best Energy Service Project”, recognising its scale, governance structure, and measurable impact on energy efficiency and decarbonisation.
