Restoring mission-critical cooling of Office Tower

a) Asset & Context

The Trade Fair Tower is one of Frankfurt’s landmark high-rise office buildings, operated by Messeturm Frankfurt GmbH. As a premium office asset, it requires stable indoor climate conditions to ensure tenant comfort and operational reliability.

During the transition period between spring and summer, the building experienced insufficient cooling performance combined with overly dry indoor air conditions. This created both comfort issues for occupants and operational concerns for the asset owner.

b) Strategic & Execution

Winfried Haas conducted a detailed technical investigation of the building’s HVAC system, with a focus on the main Air Handling Units (AHUs).

The scope of work included:

  • On-site measurements and performance analysis of the AHUs
  • Evaluation of control strategies and operating parameters
  • Analytical assessment supported by simulation calculations

Through this structured approach, the underlying control and operational deficiencies were identified. Based on the findings, optimized control settings were defined and implemented to align system performance with the required indoor climate conditions.

c) Outcome & Value

The optimized system settings successfully restored the desired indoor climate, ensuring both adequate cooling and balanced air humidity levels.

Key value delivered:

  • Reliable and stable indoor climate conditions for occupants
  • Elimination of comfort issues related to temperature and dry air
  • Improved operational performance of the HVAC system
  • Reduction in energy consumption without compromising comfort

The project demonstrates how precise system analysis, combined with simulation-based optimization, can resolve seasonal performance issues in complex HVAC systems while simultaneously improving energy efficiency.
